WHY USE “WHATS UP HOUSE INSPECTIONS”?

Our Inspectors through years of building experience and qualifications are experts regarding the elements of home construction, proper installation, maintenance and home safety. We know how the homes systems and components are intended to function together as well as why they fail.

WHY DO I NEED A HOME INSPECTION?

Buying a home could be the largest single investment you will ever make. To minimise unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing home before you buy it. An inspection may identify the need for repairs or builders oversights, as well as the need for maintenance to keep it in good shape. After the inspection you will know more about the home which will allow you to make decisions with confidence.

If you are already a home owner a Maintenance Inspection can identify problems in the making and suggest preventative measures that might help you avoid costly repairs in future.

If you are selling your home an inspection can give you the opportunity to make repairs that will put the home in better selling condition – therefore gaining a better price.

CAN A HOME FAIL THE INSPECTION?

NO. A professional home inspection is an examination of the current condition of the house. We do not pass or fail a house - we describe it’s physical condition and indicate what components and systems may need repair or replacement.

SHOULD I ATTEND THE INSPECTION?

It is not required that you be present at the inspection, but you are more than welcome to attend and ask questions as you learn about the condition of the home and how to maintain it (just let the agent know that you will be attending the house inspection appointment).

WHEN DO I CONTACT “WHATS UP HOUSE INSPECTIONS”?

Contact us on 0800 80 80 45 immediately after the contract has been signed. Before you sign be sure there is an inspection clause in the sales contract making your final purchase subject to the findings of our inspection. This clause should specify the terms and conditions to which both the buyer and seller are obligated.

WHAT IF PROBLEMS ARE FOUND?

No house is perfect. If we identify problems, it doesn’t mean you should or shouldn’t buy the house, only that you know in advance what to expect. If you are on a tight budget or if you do not want to complete future repair work, this information will be important to you. If major problems are found a seller may agree to make repairs or negotiate the price.

WHAT IF NO PROBLEMS ARE FOUND – HAVE I WASTED MY MONEY?

NO. You will be able to complete your home purchase with confidence. You will have learned many things about your new home from the written report and photos and will have the information for future reference.

A LIM report DOES NOT tell you what condition the house is in!!! Your new house is usually someones old house and may have problems you haven’t budgeted for – let us complete an in depth house inspection and provide you with a quality report that you can rely on.
